Time on the Job
A straight swap - same size opening, same track position, no framing changes - is a different job than a full teardown where we're re-squaring an opening built for hardware that hasn't been made in decades. We size the job after we've seen the opening, not before, because guessing on a house from this era is how you end up back on site a second time.
We pull the old door and track completely rather than working around them. On a house built in the 1980s or 90s, the old track is usually rusted at the mounting points from years of heat expansion and contraction, and reusing it just moves the failure point six months down the road instead of fixing it. New track, new rollers, spring sized to the actual door weight - not the old spring reused because it still has tension left in it.
We don't quote a same-day turnaround as a rule; if your opening needs framing work, that adds a step we won't skip to hit a deadline.
Why This Fails Locally
Las Cruces sits in a severe-heat climate band, and that matters more for a garage door than most people expect. A single-skin steel door absorbs heat all afternoon, expands, and by evening it's not sitting flat in the track anymore - that's the binding and grinding you hear on doors that are otherwise fine mechanically. On a west-facing garage, that cycle repeats daily for years and it's what ages weatherstripping and warps panels faster than the door's actual age would suggest.
Pair that with the age of the housing stock - built mostly 1969 to 2003, median around 1986 - and you've got a lot of doors original or near-original to the house, sized and insulated for a standard that's thirty or forty years old. These weren't bad doors when they went in. They just weren't built for the number of 100-plus-degree days this area gets, over this many years.
